Honest About the Law / Fees
- Property management is not a separately licensed activity in Ghana. The Real Estate Agency Act 2020 (Act 1047) licenses agents and brokers for buying, selling, and letting — so we never claim a “licensed property manager” badge we cannot hold. GREDA is the developers’ body, not a manager’s licence. Our standing rests on a real record since 1991, transparent money handling, and a written mandate you can enforce.
- We work to the Rent Act 1963 (Act 220). The law caps advance rent at six months, even though the market commonly asks for far more (around 1.9 years in practice) — we tell you honestly where the law and common practice differ.
- Fees, stated plainly and never conflated. Full management is normally a percentage of rent collected, agreed up front — indicatively 8–12%. Letting-only (placing a tenant) is a separate one-off fee of about a month’s rent; a sale is a different commission again (typically 3–5%). In Togo, the management fee is capped at 8%. Three different things, never quoted as one.
