What a Property Manager Actually Does
Collects the Rent — and Reports It
We collect the rent, account for every cedi, and pay you your share with a monthly statement — so you always know what came in and what is due to you, not a vague promise.
Handles the Tenants
We are the tenant’s point of contact — placing and vetting them, drafting a compliant tenancy, dealing with issues, renewals, and arrears — so you are not fielding calls at midnight from another time zone.
Manages the Maintenance
We keep the property maintained through vetted trades, with your approval on anything above an agreed threshold — so small problems get fixed before they become expensive ones.
Keeps You Informed
One named manager, a regular report, and proof. For owners abroad, that is photos and a statement you can rely on.
What Full Management Covers
| What you get | What we do | |---|---| | Rent collection & reporting | Collected, accounted, paid to you with a monthly statement | | Tenant management | Vetting, tenancy, issues, renewals, arrears | | Maintenance | Vetted trades, approval thresholds, kept maintained | | Compliance | Compliant tenancy under the Rent Act 1963 (Act 220) | | Diaspora oversight | Named contact + statement + photos every visit |
How It Works
- Free rental appraisal & proposal — what it should let for + a clear fee, before you commit.
- Onboarding & tenancy setup — vetted tenant, compliant agreement, deposit handled.
- Rent collection & owner reporting — collected, accounted, paid with a monthly statement.
- Maintenance & tenant management — one point of contact, vetted trades, your approval.
- Ongoing account management — one named manager, a report you can rely on.
What It Costs — Honestly
Full management is normally a percentage of the rent collected, agreed up front — indicatively around 8–12%, but no honest manager quotes a fixed figure before seeing the property. Letting-only (placing a tenant) is a separate one-off fee of about a month’s rent; a sale is a different commission again (typically 3–5%). These are three different fees and we never quote them as one. Your management proposal shows the fee plainly, with nothing hidden.
Honest About the Law
- We work to Ghana’s tenancy law, the Rent Act 1963 (Act 220) — including that the law caps advance rent at six months, even though the market often asks for more; we tell you where the law and common practice differ
- The Real Estate Agency Act 2020 (Act 1047) licenses agents and brokers — property management is not a separately licensed activity in Ghana, so we never claim a licence we cannot hold; our standing rests on a real record and a contract you can enforce
- Established 1991 — a real manager with a portfolio, transparent money handling, and accountability

Frequently Asked Questions
How much does property management cost in Ghana? Normally a percentage of rent collected, agreed up front (indicatively ~8–12% for full management) — letting-only is a separate ~one-month fee and a sale is a different 3–5% commission; we never conflate them. The proposal shows the fee plainly.
Can you manage my property if I live abroad? Yes — diaspora management is core: rent collected, tenant and maintenance handled, a monthly statement and photos through one named contact, so you get the income and the oversight without flying back.
How does rent collection and owner payment work? We collect, account transparently, deduct only the agreed fee and approved costs, and remit your share with a monthly statement — money handled properly, not pooled or vague.
Are property managers licensed in Ghana? Act 1047 licenses agents and brokers, not property management specifically — so we never claim a “licensed manager” badge we cannot hold. What you get is a real record, transparent money handling, and an enforceable contract, working to the Rent Act 1963 (Act 220).
