What a Rent Collection Service Actually Does
Collects the Rent
We collect the rent from the tenant on the agreed schedule — so you are not chasing payments from another time zone or relying on an informal caretaker who answers to no one.
Accounts for Every Cedi
Every payment is recorded against your property: what came in, when, and from which tenancy. The income is documented, not vague — the difference between a real account and a verbal “it’s fine”.
Deducts Only What Was Agreed
We deduct the management fee agreed up front and any costs you have approved — line by line, nothing hidden, nothing assumed.
Pays You — With a Statement
We remit your share and send a monthly statement showing exactly what came in and what went out, so you always know what is due to you and why.
The Diaspora Trust Angle — Money Handled Properly
For an owner abroad, the single biggest fear is simple: the rent comes in and quietly disappears — pooled into someone’s account, spent against undocumented “repairs”, or just never mentioned. A real collection service answers that fear with proof: rent collected, accounted transparently, the agreed fee deducted, and your share remitted with a statement you can hold us to. Not pooled. Not vague. Not “trust me” — a documented account, every month.
How Collection & Reporting Works
| Step | What we do | |---|---| | Collected | Rent collected from the tenant on the agreed schedule | | Accounted | Every cedi recorded against your property, transparently | | Fee deducted | Only the agreed fee + any approved costs, shown line by line | | Remitted | Your share paid to you, with a monthly statement | | Arrears | Chased early, recorded, and advised on under Act 220 |
How It Works
- Rent collected from the tenant — on the agreed schedule, so you are not chasing it.
- Accounted for transparently — every cedi recorded against your property.
- Agreed fee and approved costs deducted — line by line, nothing hidden.
- Your share remitted with a statement — what came in, what went out, what is due to you.
- Arrears handled on your behalf — chased early, recorded, advised under Act 220.
What It Costs — Honestly
Rent collection sits within full management, which is normally a percentage of the rent collected, agreed up front — indicatively around 8–12%, but no honest manager quotes a fixed figure before seeing the property. Letting-only (placing a tenant) is a separate one-off fee of about a month’s rent; a sale is a different commission again (typically 3–5%). These are three different fees and we never quote them as one. Your management proposal shows the fee plainly, with nothing hidden.
Honest About the Law
- We work to Ghana’s tenancy law, the Rent Act 1963 (Act 220) — including that the law caps advance rent at six months, even though the market in practice often asks for far more (closer to two years); we tell you where the law and common practice differ and keep the collection record straight
- The Real Estate Agency Act 2020 (Act 1047) licenses agents and brokers — property management and rent collection are not a separately licensed activity in Ghana, so we never claim a licence we cannot hold; our standing rests on a real record and transparent money handling
- Established 1991 — a real manager with a portfolio, documented accounts, and an enforceable contract

Frequently Asked Questions
How does rent collection and owner payment work in Ghana? We collect from the tenant, account transparently, deduct only the agreed fee and approved costs, and remit your share with a monthly statement — money handled properly, not pooled or vague. For owners abroad, that statement is your proof.
How much does a rent collection service cost in Ghana? It sits within full management (indicatively ~8–12% of rent collected, agreed up front) — letting-only is a separate ~one-month fee and a sale is a different 3–5% commission; we never conflate them. The proposal shows the fee plainly.
What happens if my tenant falls into arrears? We chase early, keep a record, and advise you on the next step under the Rent Act 1963 (Act 220) — so you hear about a problem early, with the paperwork in order, not months later.
Can you collect my rent if I live abroad? Yes — diaspora collection is core: rent collected, only the agreed fee deducted, your share remitted with a statement and photos through one named contact, so you get the income and the proof without flying back.
